Our Full-Service Listing Package provides the comprehensive representation you would expect from a traditional real estate brokerage—offered at a competitive 3% listing commission. It is designed for sellers who want an experienced advisory team managing the strategy, marketing, negotiations, and details of their sale from beginning to end.
You will work directly with Jared and Tiffany Armstrong throughout the process, receiving thoughtful advice, responsive communication, and hands-on representation at every stage.
Our Full-Service Listing Package Includes:
1. Complete MLS and Online Marketing
Professional entry into the MLS, along with distribution to Zillow and hundreds of other national, regional, and local real estate websites through MLS and IDX syndication.
2. Professional Photography and Video
High-quality professional photography and a property video tour designed to present your home at its best.
3. Comprehensive Market and Pricing Analysis
A detailed evaluation of your property, comparable sales, current competition, and local market conditions to help establish an informed pricing and positioning strategy.
4. Strategic Marketing Exposure
Targeted promotion through Charthouse’s digital and social media channels, including extensive Facebook marketing.
5. Experienced Real Estate Guidance
Clear, practical advice on preparation, pricing, marketing, offers, inspections, appraisal issues, and the decisions that arise throughout the sale.
6. Professional Property Signage
Standard Charthouse signage installed at the property, where permitted.
7. Showing Coordination and Buyer Support
Management of showing requests, communication with prospective buyers and their representatives, and collection of relevant feedback.
8. Offer Review and Negotiation
Careful evaluation of each offer—including price, financing, contingencies, timing, and overall risk—followed by experienced negotiation on your behalf.
9. Contract-to-Closing Coordination
Hands-on management of deadlines, documentation, inspections, appraisal, financing, title matters, and communication among the parties through settlement.

Our Full-Service Listing Package is available to sellers throughout Lebanon, Dauphin, and Lancaster Counties.
All real estate commissions and compensation are negotiable. The 3% listing commission applies to services provided by Charthouse under the listing agreement.
Premium MLS Entry-Only Listing $1,499
Gain the exposure of an MLS listing while maintaining greater control over the sale of your property.
Our Premium MLS Entry-Only Listing is designed for experienced, hands-on sellers and real estate investors who are comfortable managing many aspects of the selling process themselves. At a flat fee of $1,499 per property, this option may provide significant savings compared with a traditional full-service listing package.
Every Premium MLS Entry-Only Listing Includes:
- MLS Entry Within One Business Day
Your property will be entered into the MLS within one business day after we receive all required documents, photographs, and property information. - Extensive Online Exposure
Through MLS and IDX syndication, your listing may appear on Zillow, Trulia, and hundreds of other national, regional, and local real estate websites. Syndication is subject to the policies of each third-party platform. - Facebook Marketing
Your property will be promoted through the Charthouse Facebook page, providing additional exposure to buyers and real estate professionals in your local market. - Direct Access to Charthouse Ownership
You will work directly with one of the owners of Charthouse and receive responsive, professional assistance throughout the listing-entry process. - Generous Photography Allowance
Include more than 50 property photographs, subject to applicable MLS limits. Professional real estate photography is also available for an additional fee. - Flexible Buyer Incentive Options
You decide whether to offer buyer concessions or compensation to a buyer’s broker, subject to applicable law, MLS rules, and the terms of any written agreement. All commissions and compensation are negotiable. - Flexible Cancellation
Your listing may be cancelled at your request, subject to the terms of the listing agreement.
